Egress Windows and Moisture-Safe Basement Prep in Woodstock
Two things decide whether a basement bedroom is a good idea: whether someone can get out of it in a fire, and whether it will still smell fine in three years. This page is about both.
These two jobs belong together because they both happen before the finishing starts, and both are easy to skip. A basement bedroom with a small hopper window is not a safe bedroom. A basement finished over a damp wall or a cold, wet slab will not stay a nice room. Getting both right early is cheaper than fixing either one later.
Egress windows
A bedroom in a basement needs a window large enough, and low enough, for a person to climb out of in an emergency, or another suitable exit. The Building Code sets the minimum opening size and related requirements. Most original basement windows in older Woodstock houses are short, high hopper windows that do not come close.
Making an egress window means cutting a bigger opening in the foundation wall, usually downward. On a poured wall that is a controlled saw cut. On a block wall the cut has to be reinforced so the blocks above stay supported. A new header may be needed. Then the window goes in, and outside it an excavated window well with drainage at the bottom, so the well does not collect water against the new opening.
- The wall. Poured, block, brick or stone. Stone and rubble walls under older houses are the hardest to open and sometimes the wrong place to try.
- What is outside. A deck, a driveway, a gas meter, a neighbour's fence close to the line. The well has to fit.
- Drainage. The bottom of the well needs to drain, and grading around it should slope away.
- The permit. Cutting a structural foundation wall generally needs one.
Checking for water before anything is framed
This is not a waterproofing pitch. It is a diagnosis. Before a stud goes up, somebody should look at the basement the way a buyer's inspector would, and then some.
- Efflorescence. The white, chalky crust on concrete and block means water has moved through the wall and evaporated.
- Tide marks and staining on the floor, on the bottom of the walls, and on the bottom of storage boxes.
- Rust at the base of steel posts, the furnace and the water heater.
- Cracks with staining, or cracks that are wider at one end.
- The sump. Whether it runs often, and when.
- A moisture meter and a humidity reading. Dry-looking concrete can still carry a lot of moisture, and a basement at high humidity in August will grow mould behind drywall.
- Outside. Downspouts dumping beside the foundation and soil sloping toward the house cause more wet basements than anything underground.
If water is actually coming in, stopping it comes first. Sometimes that is downspout extensions and regrading. Sometimes it is a crack repair. Sometimes it is exterior work for a waterproofing company, and you will be told that plainly rather than sold a finish that hides it.
Moisture-safe prep for a dry basement
A basement that does not leak still has to be built for being below grade. Concrete is cold and it moves moisture. The prep that handles that:
- Dimpled membrane on the floor, and sometimes on the walls, to create an air gap between the concrete and what goes over it.
- Insulated subfloor panels over the slab, so the floor is warmer and the flooring is not sitting directly on cold concrete.
- Rigid foam against the foundation wall, seams taped, with the framed wall set off it. No poly trapping moisture behind batts.
- Treated or isolated bottom plates so the framing does not wick moisture from the slab.
- Dehumidification. A properly sized dehumidifier with a drain, not a bucket, or a ducted unit tied into the HVAC for a larger space.
- A backwater valve and sump check, where they make sense for the house.
Radon, before the floor is covered
Health Canada recommends testing homes for radon, and a long-term test is the reliable way to do it. If a result means mitigation, it is far easier to put in a sub-slab pipe before the basement is finished than after.
Where this comes up in Woodstock
Egress windows come up most in the post-war bungalows in the south and east ends and in the newer northeast houses, where people want one or two basement bedrooms. Moisture prep comes up everywhere, but it matters most under the older houses downtown and in Old North, and in 1980s basements where the old finish is coming out and the bottom plates tell the story.
