Woodstock Basement Renovation is a booking line. It is not a renovation company and it is not a directory that sells your enquiry to six bidders. It connects to one local basement renovation contractor working across the city and the county around it — the older brick houses downtown and in Old North, the post-war bungalows in the south and east ends, the 1970s to 1990s subdivisions across the city, the newer northeast around Sally Creek and Havelock Corners, and the towns and villages out through Ingersoll, Tavistock, Innerkip, Embro and Beachville.
Basements are where renovation money most often gets spent on the wrong thing. Drywall over a wall that is still wet. A finished room nobody can stand up in. A bedroom with a window nobody could climb out of. A rental unit built without a permit that turns into a problem the first time something goes wrong. Anyone who has bought an older house in Woodstock and pulled the panelling off a basement wall has seen at least one of those.
The point of this site is a straight line to a contractor who checks for water before quoting, measures the ceiling under the ducts before talking about finishes, breaks the scope out line by line, says what needs a permit, and says plainly when a basement should not be finished yet — even though that means a smaller job or no job.
What we will not do: publish reviews we do not have, invent a rating or a star count, show photos of projects that are not ours, quote a fixed price on a website, claim to be a certified installer for any membrane, subfloor, pump or window brand, or sell your phone number to a list of companies who will all call you. This site is new. It says what it can do and nothing more.
What the contractor handles
- Full basement finishing: framing, insulation, drywall, ceilings, electrical and flooring
- Removing old basement finishes and rebuilding them properly
- Basement bathrooms, including slab cutting for new drains and pumped systems where needed
- Legal basement apartments and secondary units, built to drawings under permit
- Basement lowering and underpinning, to an engineer's design under permit
- Egress windows cut into the foundation, with window wells
- Moisture-safe prep: dimpled membrane, insulated subfloors, the right wall assembly and dehumidification
What it does not handle
This is a basement site and the work stays in the basement. Kitchens and bathrooms on the main floor, additions, roofing and whole-house renovations are other jobs. Exterior waterproofing and excavation around the foundation to stop a leak is a specialist trade, and if your basement needs it, you will be told to get that done first. Structural design for underpinning or a new beam comes from a qualified engineer, and drawings for a secondary unit come from someone qualified to produce them. Electrical work is regulated in Ontario through the Electrical Safety Authority, building permits come from the City of Woodstock or your township, and workplace coverage is through WSIB. You will be told when a job belongs to someone else rather than sold something that will not fix it.
How this works
When you call 548-901-0253 or send the form, your details go straight to the basement renovation contractor's office. They arrange a visit to check the basement for water, measure the ceiling height, find the drains and look at the panel and the windows, then quote the work in writing with the scope broken out and any permits stated. The work is done under their own licences and insurance. Your information is not sold, not shared with a list of competing companies, and there is no markup added to your bill for the introduction.
